TERMS AND CONDITIONS – £35 VOUCHER REFERRAL REWARD

These Terms govern your participation in the Estate Research referral scheme, under which you may be eligible for a £35 voucher reward for submitting a qualifying referral via our ‘report a property’ online form.

Please read these Terms carefully. By using the form, you confirm that you understand and accept these Terms, along with our Privacy Policy and Terms of Website Use, which are incorporated by reference. If you do not agree, you must not use the form or participate in the scheme.

Eligibility for the £35 voucher is subject to specific conditions and successful qualification of your referral, as determined solely by Estate Research.

References to “you” and “your” mean the individual using the form. “We,” “us,” and “our” refer to Estate Research.

PARTICIPATION

To take part in the referral scheme, you must be at least 18 years of age and a resident of the United Kingdom.

If you are aware of an empty or derelict residential property (the “Property”), you may notify us by completing the ‘report a property’ form available at reportanemptyproperty.com. You must provide all requested information, including your contact details, and follow all prompts as directed.

To submit a valid report, you must provide:

1. The full address of the Property; and

2. Confirmation that it is a residential premises.

You may submit multiple property reports.

By participating, you consent to us sharing the information you provide regarding the Property with our business partners or other third parties, where appropriate, for the purpose of investigation or further action.

ELIGIBILITY FOR £35 VOUCHER REWARD

You may be eligible for a £35 voucher if the Property you report meets the following conditions:

1. It has not been previously reported to us;

2. It has not been, and will not be, reported to another genealogy firm or similar.

3. It is accepted by Estate Research as a qualifying residential property; and

4. It results in successful contact with an heir or relevant party by Estate Research.

Determination of eligibility is at our sole discretion and is subject to verification.

Only one voucher will be issued per qualifying Property, regardless of the number of reports received. In the event of duplicate submissions, the first complete and verified report received will be considered.

Vouchers are non-transferable, non-exchangeable, and have no cash value. We reserve the right to amend or withdraw the reward scheme at any time without notice.

PROPERTY ELIGIBILITY CRITERIA

A Property will qualify for the Reward Scheme only if, at the date of submission:

1. It is not currently, nor has been in the past 24 months, advertised for sale or rental (including via auction, estate agents, or online listings);

2. It has been vacant for over 12 months (unless recently entered probate);

3. It is a residential property and not Grade I or II listed;

4. It is not commercial (e.g., pubs or hotels);

5. It is not a derelict shop or a flat above a shop;

6. It is not already listed in our database;

7. It is privately owned (not council-owned, or part of assisted living or retirement housing);

8. We may request photographs if Google Maps is outdated;

9. It is not undergoing refurbishment or development;

10. It is located in England or Wales;

11. Duplicate submissions by the same spotter are not permitted;

12. Only properties in visibly poor condition due to neglect will be rewarded;

13. Infill, land, and garage site referrals are excluded.

We retain absolute discretion to exclude any property for other reasons not listed.

LIMITATION OF LIABILITY

We accept no liability for any loss or damage arising from participation or receipt of a Voucher or Cash Reward. Our sole obligation is issuing rewards where eligibility is met. Nothing in these terms affects your statutory rights.

YOUR PERSONAL INFORMATION

By participating, you consent to the sharing of your personal data with our partners where necessary. For details, please refer to our Privacy Policy available on the Website.

FORCE MAJEURE

We shall not be held liable for any delay or failure to perform arising from events beyond our reasonable control.
